Indoors: courts in an existing building

Inside a warehouse there is no ring beam or drainage, but the building has to be fitted out. The number of courts sets most of the budget, and it is rarely the floor area divided by 2,000 sq ft. With the LTA clearances:

BuildingCourtsSq ft per court
10,000 sq ft25,000
15,000 sq ft43,800
25,000 sq ft64,200
30,000 sq ft83,800

What is not in the price of the courts

  • The building: Buying or leasing it, which varies more from one area to another than anything else.
  • Fitting out the building: Levelling or relaying the floor, removing what is there, fire separation and escape routes.
  • What is not a court: Reception, changing rooms, toilets, storage and, if you want one, a café or social area.
  • Building services: Heating or ventilation, fire protection and electrics, and lighting if it does not come with the courts.
  • Design and consents: Planning permission, Building Regulations approval, and fees for the architect, engineer and acoustic consultant.

Quotes you can compare

Each builder quotes its own layout, so the quotes cannot be compared. With a dimensioned plan they all start from the same courts in the same place. In the planner you draw your building with its columns and real height, and at the end, if you like, we will get you up to 3 quotes from builders in your area on that plan.
